JOINT BOARD OF ZONING APPEALS

Meeting Schedule:

The Joint Board of Zoning Appeals, (BZA) regular monthly meeting is scheduled for the third Thursday of each month. The meeting is held at the County Board of Supervisors Meeting Room, 302 North Main Street, Culpeper, beginning at 7 p.m.

Purpose of the Board:

The BZA Board consists of five members who serve five-year terms. Members shall include two town citizens, two county citizens, and one joint member. Board is empowered to: 1) hear and decide appeals from any order, requirement, decision or determination made by an administrative officer in the administration or enforcement of the ordinance other than the zoning administrator’s decision incorporating a finding of architectural compatibility; 2) authorize upon appeal or original application in specific cases such variance as set out in Section 27-403 of the Town Code from the terms of the ordinance as will not be contrary to the public interest, when, owing to the special conditions, a literal enforcement of the provisions will result in unnecessary hardship, provided that the spirit of the ordinance shall be observed and substantial justice done; 3) hear and decide appeals from the decision of the zoning administrator; and 4) hear and decide applications for interpretation of the official zoning map where there is an uncertainty as to the location of a district boundary. 

Town Council recommends citizens for appointment to the Circuit Court Judges who make the actual appointments as authorized by §15.2-2308 of the State Code.
